How the rental property calculator works

    Net Operating Income (NOI)

Effective gross rent (rent × 12 minus vacancy) minus all operating expenses — taxes, insurance, HOA, maintenance, and management. Excludes the mortgage.

    Cap Rate

NOI ÷ purchase price. A market-relative measure of unleveraged return. Most US rentals run 5%–10%.

    Cash-on-Cash Return

Annual cash flow ÷ cash invested (down payment + closing costs). The return on the actual cash you put down.

    Cash Flow

NOI minus mortgage principal & interest. Positive cash flow = the property covers every bill each month.

    DSCR

NOI ÷ annual debt service. Lenders typically want 1.20+ for DSCR loans. Below 1.0 means rent doesn't cover the mortgage.

    1% Rule

A back-of-napkin filter: if monthly rent ÷ purchase price ≥ 1%, the deal is likely to cash flow. Rare in expensive markets.

    Frequently asked questions

What is a rental property calculator?+

A rental property calculator estimates the financial performance of a rental investment — monthly cash flow, cap rate, cash-on-cash return, and net operating income (NOI) — using purchase price, financing, rent, and operating expenses.

What is a good cap rate for a rental property?+

Most US single-family rentals fall between a 5% and 10% cap rate. Higher cap rates usually mean more risk (older properties, weaker markets); lower cap rates often signal stronger appreciation potential or lower-risk markets.

    What is a good cash-on-cash return?+

Many long-term rental investors target 8%–12% cash-on-cash on a financed deal. Anything above 12% is excellent; under 5% may not justify the work and risk versus passive investments.

How is cash flow calculated for a rental property?+

Cash flow = Gross rent − vacancy − operating expenses − mortgage payment (principal + interest). Positive cash flow means the property pays for itself each month after every bill.

Does this calculator include the mortgage payment?+

Yes. Enter purchase price, down payment %, interest rate, and loan term and the calculator computes the monthly principal & interest payment automatically using the standard amortization formula.

How do I use this rental property calculator?+

Enter purchase price, financing, rent, and expenses to model cash flow, cap rate, and cash-on-cash return. If you want to track real performance across a portfolio, Havyn plans start at $19/mo.
